400 Wharton Drive was purchased in 2000. The freestanding 21,580 square foot property was located in Atlanta’s Fulton Industrial submarket. In 2002, the property was sold to a group of investors in a 1031 exchange. AIP Properties’ original investors realized a 35% return on equity and double-digit cash on cash return during its investment-holding period.
